Redevelopment and enhancement of Piazza Venerio and its urban context

Scope: Project development and urban regeneration

Venerio Square is a hub of great importance for the use of the center of Udine, thanks to the car park below which ensures a remarkable accessibility.

It was therefore considered necessary, in continuity with the development of the Marketing Plan, think of a dedicated design for this historic Piazza di Udine by improving the quality in an integrated and synergic the following elements:

  • fun recreational activities, cultural, promotional and sales of public areas;
  • connections between activities of public areas and commercial activities and paracommerciali in fixed place.

Square Venerio then is interpreted as a potential asset for the accessibility and livability of the city center, and as an element of urban crystallization, curing some fundamental guidelines of the Marketing Plan of the city center, with a particular attention to children.

 

This emphasis on younger users of the center has very strong reasons, connected to two orders of reflections:

  1. at the time of the center of Udine contained too few items specifically designed and dedicated to the young, this significantly reduced the possibility of attracting a crucial part of potential clientele, represented by young families with young children. The surveys carried out in 2006 have highlighted the same time as if there were a tendency to not use spaces equipped as Piazza Matteotti, for the game;
  2. in recent years, many studies have shown a worrying fact: the relative indifference of the younger for historic centers, which are often perceived as inhospitable environments and attractive from their point of view, which combines with an apparent goodwill towards the centers suburban shopping malls and pools, which are almost always specific elements of attraction for them. Unfortunately, this way of experiencing the city center is likely to influence the younger generation in their perception of the places of socialization.

At the same time, also other targets have been taken into account in the design, the basic idea was indeed to be able to have a tensile structure multifunctional, whose forms were particularly careful to insert a "sweet" in the context, and at the same time enabling it to accommodate a rotating multiple "content" can guarantee interest, gravitation, services and a new concept of polarization.

An economic study Financial accompanied the architectural design, in order to provide all the information useful to optimize utilization and maximize the benefits of its management, which are partly social (quality of life of the center) and partly economic (return activities permitted by temporarily established that they had to pay an access fee).

Under this last aspect, were also carried out some tests of "pre commercialization" of the spaces.

The project dealing with the marquee, which provided for the temporary use (structured in time and function) of a public space, was completed by the updated rules for urban regeneration and public spaces, including architectural models of reference.

In this case the purpose was to improve the use of public spaces by redefining the rules according to the latest emerging principles and the development of some formal architectural standards that could allow an alignment of the temporary structures on public land.

The insights of architectural character, the study of economic and financial regulators have also provided useful elements to create a stronger connection between Piazza Venerio and the rest of the historic center, as well as to the emergence of ideas aimed at the direct or mediated removal of architectural barriers .

The project was completed by a phase structured communication and dissemination of results.

In summary, the constituent elements of the project called "PROJECT OF REORGANIZATION AND DEVELOPMENT OF INTEGRATED SYSTEM VENERIO PIAZZA AND ITS HISTORICAL CONTEXT, AIMED AT REVIVAL IN KEY MARKETING OF CENTRAL URBAN FABRIC" are the following:

  1. Market study and economic and financial evaluation of the functions attributed to the "container", including tests of pre commercialization of space
  2. Implementing Regulations for the urban redevelopment and public spaces, including architectural models of reference

EXPECTED RESULTS

  1. To provide an integrated project of the Administration concrete and realizable in the short term, which could ensure a significant return from many points of view, among other things, redesigning the profile of the city center in the perception of the smallest;
  2. the project was to ensure an increase in employment that could be roughly estimated and divided into several points: increase in employment during the construction and outfitting of the artefacts, increase in employment related to the commitment of management, increase in employment related to the increase of cash assumed on the area.
  3. It is expected a high level of integration with the projects emerging from the CAT of Udine, in particular with regard to the promotion and visibility of mixed activities located;
  4. the project sought access to a process of innovation and development especially conspicuous, in particular the propensity multifunctional special marquee could gradually develop different target guests of the center, and would have been able to offer an important contribution with respect to the economy vivacizzazione evening;
  5. The solutions of flexibility provided for tensile structure would allow him to break down the barriers from different points of view: there were no facilities in the city center can accommodate about 800 people indoors without architectural barriers. The parking lot and bathrooms for the disabled were already in operation in the plans underlying the structure that we used to design and were connected to it by a lift. The project described the value added to a square that the state had already enjoyed by all but in fact could not be used in a manner befitting for environmental issues. In warm weather, it was impossible to use it as it lacked entirely the shadow and the ground temperature appeared very high. Also during the spring and autumn the sun low on the horizon effectively prevented the view to the side of the church for which it was impossible to organize demonstrations and events. During the cold season in case of bad weather there was no shelter from the rain. The meeting rooms closer had a capacity of less than 100 people and were not entirely or not at all equipped for the disabled (Chamber of Commerce conference room, dining Ajax, the church of San Francesco).
